What NACA is—and what the mortgage offers

NACA is the Neighborhood Assistance Corporation of America. Its purchase program combines counseling with access to a participating lender’s mortgage after qualification. Advertised benefits include no down payment, no lender closing costs, no mortgage insurance and fixed-rate financing. Rates and priority rules vary; check NACA’s current terms.

That does not mean buying requires no cash. Ask about membership and credit-report charges, inspections, earnest money, prepaid items and required purchase funds. NACA’s own portal checklist and counselor determine what you need.

Workshop attendance is not mortgage qualification

Start with NACA’s free Homebuyer Workshop. Then complete the official member-portal information, authorizations and requested documents. Your NACA counselor reviews financial readiness and gives an action plan.

Qualification, purchase workshops, property-specific review, Credit Access and the participating lender’s approval are separate stages. A workshop completion record is not a promise of financing or an eligible home.

Prepare the file and keep it current

Follow your counselor’s individualized list. It may include income verification, bank statements, tax information, rent or payment history, a household budget and explanations of financial changes. Keep a dated checklist of submitted items, missing records and follow-up requests.

Ask about payment-shock savings: demonstrating the ability to save the difference between current housing costs and the proposed payment. Maintain the required savings and payment history through closing, and discuss changes in income or debt with your counselor.

House hunting, the contract and property review

Search within your approved affordability and program rules. Confirm the agent can work within NACA’s process. Obtain the property-specific review before committing to a home.

The contract, inspection, repair review, updated financial file and lender conditions all matter. NACA’s HAND department—Home and Neighborhood Development—reviews property-condition needs. Have your attorney review your contract and deadlines; follow current program instructions rather than assuming an ordinary purchase checklist applies.

Questions to ask before planning your move
  • What is my approved payment, and when must qualification be updated?
  • What documents or savings are still missing?
  • Which properties and locations qualify?
  • Which agent, inspector and settlement requirements apply?
  • What cash must I have available, and when?
  • What lender or repair conditions remain before closing?

There is no guaranteed timeline. A program milestone is progress; final approval and closing still depend on the complete file and property.
