One apartment or an entire building: bring your available rentals

Own a two-family home with one available apartment? Manage a multifamily building with several vacancies? Have a portfolio across neighborhoods? Dmoonz welcomes available legal rental apartments at every scale.

Our proposal is permanent rental housing: households lease individual apartments as tenants, with the applicable rental assistance supporting their rent. Offering apartments to voucher holders does not, by itself, create a shelter contract or convert your building into a shelter. An ordinary rental placement still requires the unit’s legal use, occupancy, and program approvals.

Small owners: start with one unit, its rent, utilities, and availability. Building owners: send a vacancy schedule with unit numbers, bedroom counts, proposed rents, included utilities, and readiness dates. We can organize inquiries unit by unit rather than treating the building as one placement.

Owners continue managing their properties, maintaining units, and applying lawful screening and lease requirements. Dmoonz helps make the housing-navigation steps easier to follow; the administering agency authorizes the subsidy.

Questions that should not stop you from asking

Will my building become a shelter?
This proposal is for individual rental apartments and ordinary landlord–tenant leases with rental assistance. A separate shelter or provider operating agreement would be a different proposal requiring separate review. We are inviting your available rentals.

Do I have to offer every unit?
You can inquire about one available apartment or a group of vacancies. Each unit and household must go through its applicable approval process. Existing leases and tenants’ rights remain part of the property’s obligations.

Can I keep managing my property?
Yes. An assisted tenancy still involves property maintenance, rent collection, lawful screening, lease administration, and required agency coordination. The subsidy does not replace ordinary ownership responsibilities.

Will the program pay my asking rent?
That depends on agency review, payment standards, utility treatment, the household, and applicable legal rent restrictions. Send the proposed amount; we can identify what needs confirmation before you rely on it.

What if the tenant share or subsidy is missing?
Keep a ledger separating each payment component. For the agency share, contact the administering agency with the relevant notices and payment records. For the tenant share, follow the lease and applicable law. Dmoonz can help you organize the question; payment issues are not an automatic guarantee claim.

What if the inspection finds a problem?
Review the written findings, complete required corrections, and follow the agency’s reinspection or certification instructions. An early readiness review can identify work that needs attention before a move-in date is assumed.

What does Dmoonz charge?
Ask for the proposed service scope and any applicable fee terms before proceeding. Agency-funded broker fees are subject to eligibility and licensed brokerage requirements; this guide does not establish a commission or require payment for simply reading it.
