Long-term rentals · apartments and buildings

Explore ordinary rental housing and applicable rental-assistance programs. Gather unit information, legal occupancy records, registration details and your proposed availability.

Program review can include rent approval, inspections and paperwork. Income, timing and payment arrangements depend on the lease and applicable program.

Furnished stays of 30+ days · review before advertising

A furnished rental may fit some owners’ goals. Duration alone does not make a space lawful or eliminate tenancy obligations.

Have a qualified professional review occupancy, lease or building restrictions, insurance, taxes and the proposed rental agreement. Plan for utilities, furnishing costs, repairs, cleaning and vacancies.

Do not advertise a room or unit for sleeping until its legal use has been confirmed. We do not promise bookings or higher profits.

Legal short-term hosting · NYC has specific rules

For ordinary residential units, NYC generally requires the host to stay in the same unit with no more than two paying guests for stays under 30 days. Whole-apartment or whole-home rentals under 30 days are prohibited in permanent residential buildings.

Registration and other requirements apply; certain units and buildings cannot register. Review legal occupancy, agreements and current OSE guidance before accepting bookings. Outside NYC, check that locality’s rules.

Bring the property. We’ll start with the questions.

  • Location and type: borough or ZIP code, apartment, house or multiple units.
  • Your role: owner or authorized representative.
  • Availability: occupied or vacant, proposed start date and unit count.
  • Your goal: long-term tenants, program-supported rentals or a furnished-rental review.
  • Readiness: legal occupancy, registration, repairs, utilities and building restrictions.

Keep identity documents, bank details and sensitive property records out of general intake. We can identify what the relevant provider needs through its appropriate process.

Look at the full picture—not just the rent.

Compare expected rent with taxes, insurance, financing, maintenance, utilities, vacancies, furnishing, cleaning and any applicable service or platform charges.

Ask for written assumptions and fee terms. Rental income and tax benefits are not guaranteed; consult qualified lending and tax professionals about your situation.

Clear organization. The right professionals.

Dmoonz helps organize the initial inquiry, property information, questions and next steps. Any proposed paid service needs a defined scope and written fee terms before you agree.

Rental negotiation, tenant placement and rent collection for another owner generally require appropriate New York licensing. Those activities must be handled by appropriately licensed professionals; a partnership does not independently license Dmoonz.
