Don’t pay upfront for promises to save your home.
Free foreclosure-prevention counseling is available through HUD-approved agencies. You can contact your mortgage servicer directly and request the application and document checklist—you do not have to hire a paid middleman to start.
Mortgage-relief companies generally cannot collect a fee before you accept a written relief offer from your lender or servicer. Calling the charge “paperwork,” “processing” or “application help” does not make a prohibited advance fee acceptable. A limited exception exists for qualifying attorneys who meet specific requirements; not every claimed legal retainer qualifies.
Separate legitimate legal, court or closing costs may apply. Ask what each charge covers, verify the provider and get written terms. Never pay for a guaranteed approval or a promise to stop an auction.

Already paid someone suspicious? Contact your bank or payment provider promptly about recovery options, keep the receipts and messages, and report it to the FTC. A complaint does not pause foreclosure deadlines.
Tell us your property location, your main concern, whether you want to keep or sell the home, and any deadline. We can help organize next steps and identify relevant resources. You remain in control of decisions.
For urgent court or auction issues, contact an attorney now. This inquiry form and a booking do not suspend deadlines or create legal representation.
